Job Description Job Description Maintenance Supervisor We are seeking a skilled and experienced Maintenance Supervisor to oversee maintenance operations across multiple residential properties. The ideal candidate will be responsible for managing a team of maintenance technicians and ensuring that all equipment, systems, and units are functioning optimally. This role requires a strong background in facilities management and effective leadership to maintain high standards of safety, quality, and efficiency. Responsibilities Utilize various trade skills including carpentry, plumbing, electrical, painting, roofing, and HVAC to service residential homes. Service vacant, future, and occupied units by completing work orders and maintenance tickets. Perform daily repairs, preventative maintenance, and emergency maintenance as needed; document all work accurately. Review assigned work orders, estimate required time and materials, and obtain necessary supplies. Assist with troubleshooting and repairing building systems, including plumbing, kitchen equipment, roofing, drains, shop equipment, and HVAC. Maintain lighting systems, clean fixtures, and replace bulbs. Perform grounds maintenance tasks such as raking, sweeping, leaf blowing, or snow removal. Conduct light groundskeeping and exterior clean-up as needed. Handle trash removal when required. Complete turnover punch-out lists for vacated units. Perform carpentry and locksmith tasks as needed. Participate in an on-call rotation for emergency or seasonal needs. Respond promptly to emergencies and request additional assistance when necessary. Perform additional duties as assigned. Maintain and use basic tools necessary for daily responsibilities. Comply with all relevant codes, safety regulations, and directives related to building operations and workplace safety. Other Desired Skills & Characteristics HVAC certification preferred. Ability to work effectively in a fast?paced, deadline?driven environment. Motivated, proactive problem-solver with strong decision?making skills. Able to work independently, prioritize tasks, and exercise sound judgment. Adaptable to changing tasks, environments, and interactions. Committed to meeting expectations of residents, clients, and leadership. Punctual and dependable. Flexible availability, including participation in evening, weekend, holiday, and on?call shifts.
