Insp?r Carnegie Hill is located on the Upper East Side and stands 23 stories with 215 residential units. It offers assisted living, enhanced care and memory care with a unique and innovative Integrated Care Model. The Engineering Technician Role:  Responsible for the general operating maintenance and repair of the residence and the community’s physical plant to maintain proper operations of the residence.  The Engineering Technician is also responsible for communication and helps coordinate the necessary tasks to accomplish repairs and alterations to buildings and equipment systems.

  • Provides outstanding customer service to all residents, family members, responsible persons, and visitors of residents in the community 
  • Performs general maintenance work (light, electrical, painting, carpentry, etc.) 
  • Demonstrates excellent mechanical skills  
  • Understands HVAC and can operate and maintain equipment 
  • Replenishes and maintains supply levels in work areas 
  • Ensures all tools, work areas, and equipment are clean, in proper working order, and properly stored. 
  • Ensures that the facility and all equipment are properly maintained for resident comfort and convenience. 
  • Consistently and routinely maintains and repairs equipment and documents any hazardous conditions 
  • Routinely replaces light bulbs, exit lights, room call lights,  where needed 
  • Performs scheduled preventative maintenance tasks in a timely manner
  • Conducts daily inspections of buildings, grounds and equipment to determine necessary maintenance and repairs 
  • Maintains the general appearance of the building including but not limited to, assisting and cleaning up after events and general clean up during scheduled shift, arranging furniture on an ongoing basis 
  • Maintains a preventative maintenance log on all mechanical systems 
  • Maintains an effective work-order system 
  • Participates in in-services training as required by state regulations 
  • Maintains confidentiality of all pertinent resident care information 
  • Works with outside vendors to maintain a clean and orderly laundry room and stores chemicals in accordance with product and supervisor instruction 
  • Ensures that all safety rules and regulations are followed at all times 
  • Follows and promotes all safety standards and practices when performing maintenance service 
  • Performs Resident Emergency Call system checks on each resident’s apartment as scheduled by supervisor
  • Implements initiatives from the safety committee
  • Removal of snow/ice and clean-up of outdoor areas as needed
  • Removal of garbage as needed
  • Carries out other duties as assigned 

  Education/Experience/Licensure/Requirements: 

  • Must possess a High School Diploma 
  • Fire and Life Safety Director License (T-89/F-89)preferred
  • Must be knowledgeable as to maintenance practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in the community 
  • Basic computer skills with experience using maintenance software and Microsoft Office Suite
  • Understands the practices surrounding proper handling of biohazardous waste 
  • Demonstrates competency in the performance of duties and responsibilities through the utilization of sound judgment and the reporting of unusual problems/conditions to the Chief Engineer 
  • Able to perform tasks which may be physically demanding such as pushing, bending and lifting up to 60 lbs. 
  • Able to maintain positive working relationships with residents, their families, peers and other staff members. 
  • Able to maintain positive working relationships with residents, their families, peers and other staff members.    
  • Able to convey and understand information and ideas in English  
  • Able to perform tasks which may be physically demanding such as pushing, bending and lifting 
  • Be effective in handling problems in the workplace, including anticipating, preventing, identifying, and solving problems as necessary   
  • Works well in stressful, high pressure situations and be able to maintain composure and objectivity  
  • Be effective at listening to, understanding, and clarifying the concerns and issues raised by residents and guests    
  • Must be authorized to legally work in the United States.  Criminal background check required.
